General Rental Terms

Move-In: 

• The property will be cleaned prior to arrival and must be returned in a clean and tidy condition.

• Keys will be handed over after payment of the deposit and rent.

• House rules will be available in the property.

During the Stay: 

• Utility Consumption: 

  • Please limit your consumption of electricity, water and heating.

  • Air out the property once daily and turn off the heating while doing so.

  • The landlord reserves the right to adjust the rent in case of abnormal consumption of electricity, water or heating. Any additional charges will apply to the relevant period.

• Consideration for Others:

  • Please behave respectfully and show consideration for other residents and neighbours.

  • Quiet hours apply from 21:00 (9:00 PM) in shared areas. Any exceptions must be approved in advance by management.

  • When using kitchen and laundry facilities, please consider other tenants and avoid unnecessary blocking of shared spaces.

  • Alcohol consumption must take place with respect for other residents.

  • Inappropriate behaviour due to alcohol will not be tolerated and may result in immediate eviction.

• Drugs:

  • The use of illegal substances, including hashish or cannabis, is strictly prohibited and will result in immediate eviction without notice.

  • Any violation will result in a fee and payment for restoration of the property.

• Smoking:

  • Smoking inside the property is strictly prohibited.

  • Cigarette butts must not be left on the premises. Please show consideration if you smoke outdoors.

  • Violation will result in a fee and payment for restoration of the property.

• Parking:

  • Parking is only permitted in designated areas.

  • Please drive carefully and only on marked roadways within the property.

• Cleaning During the Rental Period:

  • The tenant is responsible for keeping the property and any used outdoor areas clean and tidy.

  • If cleaning is deemed insufficient, we reserve the right to contact the tenant’s company with photo documentation. If the issue is not resolved, cleaning costs will be charged.

  • Cleaning services can be purchased from us. Please contact us for a quote.

• Inspection:

  • We reserve the right to conduct unannounced inspections to ensure proper standards are maintained, including cleaning, tidiness, outdoor areas and waste sorting.

  • Waste must be sorted according to local regulations. Any complaints, fines or charges resulting from improper sorting will be passed on to the tenant.

• Linen Package
  

  • The property may be prepared with bed linen and towels upon arrival. If so, a fee of DKK 200 per person will apply.

    Bed linen and personal clothing may be washed in the shared laundry facilities. Additional linen packages can be ordered during the rental period.

Move-Out: 

• Termination
  

  • Notice of termination and move-out must be given before the next billing date, which is the 25th of the month.

  • The agreed rental price covers the full booked period and is calculated based on the number of nights. No refunds are given for early departure.

• Move-Out Requirements
  

  • The property must be returned clean and tidy, and all keys must be returned in intact condition.

  • Shared areas, laundry room, kitchen and bathroom must be cleaned, including oven, microwave, refrigerator, freezer, dishwasher, toilet, shower and sink.

• Deposit
  

  • The deposit covers final cleaning costs.

  • In case of damage to the property, we reserve the right to charge a fee to cover repairs.

Misuse, Damage and Lack of Maintenance:

• If the property or keys are not returned in proper condition, repair costs will be invoiced.

• Damage or misuse of furniture and installations will result in repair charges upon departure.
